Firstly, the course last 12 months (or ends at the end of your first title splitting project) 

PART 1

PART 2

Part 1:

The Content – 4 weeks of coaching about the Title Splitting content

 

  • 4 weeks of coaching about the Title Splitting content
  • These are delivered over a 1 hour online session, each week online (Teams, Google Meet) etc 
  • During these 4 weeks you will learn:
    • how to source these ‘below market value’ (BMV) blocks of flats
    • how to deal assess these blocks, using the proprietary Quiddity Property Education Block of Flats -Deal Analyser. The analyser will provide you will an assessment to see how much capital you will be able to pull out of each blocks after title splitting as well as how much passive income you can expect to make each month, after you have refinanced and recycle your capital out!
    • how to finance 
    • learn about the 9 variables the blocks must meet when you go on site visits 
    • how to add cost effective value to maximise revaluation numbers
    • how to conduct the legal split of titles and freehold
    • how to organise your company structure so that you can recycle your capital out.
    • how to be effective in your refinance at the end process so that you can recycle your capital out.
 
 
At the end of the 4 week period, we pause whilst you find a BMV block to buy. 

Part 2: 

6 x 1 hour calls 

 
 

 
Once you have found a block, we come back together for Part 2, which entails the following:
 
  1. Reviewing your deal before you make the purchase.
  2. Financing and the purchase.
  3. The property refurbishment.
  4. The Title Splitting process.
  5. Refinance.
  6. Recycle your capital out.
 

 

 During Part 2, we handhold you through the next stages of buying, developing, title splitting and refinancing to recycle your capital out.
 
You are introduced to our power team of:
 
  • Commercial brokers to organise your financing, from bridging to mortgages.
  • Title Splitting lawyers, to help you structure the purchase as well as the split into separate entities to meet lenders requirements.
  • Floor plan designers, to map out your blocks in a land registry compliant manner
  • Property Tax advisors, who help you structure your companies in the proper way so that you dont end up paying SDLT multiple times.
  • Accountants to help you manage your passive income.
  • Planning Consultants 
  • Bridging Finance for short term lending
  • Architects & Surveyors and any other professional you may need.
 
 
By the time, you complete one round of these 6 hours of coaching you will have successfully completed one Title Splitting project.
